Permitting and Site Preparation 5 Rules

Building Permit Required

IRC R105.1; All construction requires prior approval from your local building department.

Site Plan Submission

IRC R106.2; Detailed site plan showing property lines, existing structures, proposed garage location, setbacks, and utility easements must be submitted to the local building department.

Zoning Compliance

Local Zoning Ordinances; Ensure proposed garage meets setback requirements, maximum height, and lot coverage limits specific to your property's zoning district, as regulated by your local municipality.

Stormwater Management

DuPage County Stormwater Management Ordinance; Proposed impervious surfaces must comply with county and local stormwater regulations, potentially requiring infiltration or detention measures.

Erosion Control

Local Grading & Permitting Requirements; Implement best management practices (BMPs) during construction to prevent soil erosion and sediment runoff.

Foundations and Slabs 5 Rules

Frost Protection

IRC R403.1.4.1; Footings shall extend a minimum of 42 inches below finished grade or be protected from frost in accordance with accepted engineering practice for DuPage County.

Footing Dimensions

IRC R403.1.1; Minimum footing width of 12 inches and thickness of 6 inches for light-frame construction, or as per engineered design. Bearing soil pressure shall not exceed design values.

Concrete Slab Thickness

IRC R506.1; Slab-on-grade floors shall be a minimum of 3.5 inches thick. For vehicle loads, minimum 4 inches and proper sub-base preparation are typically required.

Vapor Retarder (if applicable)

IRC R506.2.3; If the garage is conditioned or a living space is proposed above, a 6-mil polyethylene or approved vapor retarder is required beneath the concrete slab.

Anchor Bolts

IRC R403.1.6; Sill plates shall be anchored to the foundation with anchor bolts of 1/2-inch diameter, 7 inches into concrete, spaced not more than 6 feet on center, and within 12 inches of corners.

Structural Framing 5 Rules

Wall Framing

IRC R602.3; Studs shall be minimum 2x4s, spaced 16 or 24 inches on center. Headers over openings must be adequately sized for imposed loads per IRC R602.7 or engineered design.

Roof Framing

IRC R802; Rafters or trusses must be sized according to span tables in IRC R802.5 or engineered design, considering snow and wind loads for DuPage County.

Wind Loads

IRC R301.2.1; Structures shall be designed for a minimum 115 MPH ultimate design wind speed (Exposure B) or higher as required by local amendments. Connections for uplift and lateral forces must be verified.

Ground Snow Load

IRC R301.2.3; Roofs shall be designed for a minimum ground snow load of 30 PSF for DuPage County, or as per local amendments.

Bracing

IRC R602.10; Wall bracing must comply with methods specified (e.g., IRC R602.10.4 for simplified wall bracing) to resist lateral loads.

Exterior Finishes and Weather Protection 4 Rules

Weather-Resistive Barrier

IRC R703.2; Exterior walls shall be provided with a weather-resistive barrier (e.g., housewrap, asphalt-saturated felt) beneath the exterior wall covering.

Flashing

IRC R703.4; Flashing shall be installed at all window and door openings, and other projections through the exterior wall envelope to prevent water penetration.

Roof Covering

IRC R905; Roof coverings shall be installed in accordance with manufacturer's instructions and IRC Chapter 9. Common materials include asphalt shingles, metal panels, or other approved materials suitable for DuPage County climate.

Roof Ventilation

IRC R806.1; Enclosed attics and enclosed rafter spaces formed where ceilings are applied directly to the underside of roof framing members shall have cross-ventilation for the attic space. Minimum 1/150 of the vented area.

Fire Separation (If Applicable) 2 Rules

Distance from Dwelling

IRC R302.6; Detached garages located less than 3 feet from a dwelling unit on the same lot shall have exterior walls and eaves of the garage protected with not less than 1-hour fire-resistance-rated construction.

Openings in Fire-Rated Walls

IRC R302.5.1; Openings in fire-resistance-rated walls shall be protected in accordance with IRC R302.5.1, typically requiring fire-rated doors or windows.

Electrical Systems 9 Rules

Service and Feeder Sizing

NEC 220.82 or 220.83; Service or feeder conductors shall be sized based on calculated load per NEC Article 220. Minimum 60-amp feeder is common, though 100-amp is often recommended for future expansion.

Disconnect Means

NEC 225.32; A readily accessible disconnecting means shall be provided on the exterior of the building or structure at a readily accessible location nearest the point of entrance of the supply conductors or within sight from that point.

Grounding and Bonding

NEC Article 250; All electrical systems and equipment must be properly grounded and bonded in accordance with NEC requirements. This includes electrode systems and equipment grounding conductors.

Receptacle Outlets

NEC 210.52(G)(1); At least one 125-volt, single-phase, 15- or 20-ampere receptacle outlet shall be installed in each detached garage with electric power.

GFCI Protection

NEC 210.8(A) & (B); All 125-volt, 15- and 20-ampere receptacles in garages shall have ground-fault circuit interrupter (GFCI) protection for personnel. This includes both indoor and outdoor receptacles.

Lighting Outlets

NEC 210.70(A)(2); At least one wall switch-controlled lighting outlet shall be installed in garages.

Wiring Methods

NEC Article 334 (NM Cable) or Article 340 (UF Cable); Wiring shall be installed per appropriate NEC articles. NM cable is acceptable in dry locations, UF cable for underground or wet locations. Underground installations must meet specific depth requirements based on wiring method and location (NEC 300.5).

Overcurrent Protection

NEC 240.4; Conductors shall be protected against overcurrent in accordance with their ampacities.

Arc-Fault Circuit Interrupters (AFCI)

NEC 210.12; Arc-Fault Circuit Interrupter (AFCI) protection may be required for 120-volt, 15- and 20-ampere branch circuits supplying outlets in garages. Consult with your local building department for specific applications to unconditioned garages.

Plumbing Systems (If Applicable) 5 Rules

Permit Required

Illinois Plumbing Code Section 900.200; Any plumbing installation, alteration, or extension requires a plumbing permit from your local building department and inspection by a licensed plumbing inspector.

Licensed Plumber

Illinois Plumbing Code Section 900.1010; All plumbing work shall be performed by an Illinois-licensed plumber, except where specific homeowner exemptions apply (consult local building department).

Water Supply

Illinois Plumbing Code Section 890.1110; Water service pipes shall be protected from freezing, typically requiring a minimum burial depth or insulation appropriate for DuPage County's 42-inch frost depth.

Drainage and Venting

Illinois Plumbing Code Article 890.700 & 890.800; All fixtures shall be trapped and properly vented to the outside atmosphere to prevent siphoning and backpressure.

Floor Drains (If applicable)

Illinois Plumbing Code Section 890.620; If a floor drain is provided, it must be properly trapped. Disposal of automotive fluids or other hazardous waste into any drain connected to a public sewer is prohibited. Consult your local building department regarding appropriate drainage for floor drains, which may include oil/water separators or specific discharge requirements.

Ventilation (If Conditioned) 2 Rules

Mechanical Ventilation

IRC M1507.3; If the garage is heated or conditioned space, mechanical ventilation for continuous or intermittent operation is required at a minimum rate per IRC Table M1507.3.3(1).

Combustion Air

IRC G2407.5.1 (303.3.1); For fuel-burning appliances, adequate combustion air must be supplied in accordance with IRC Chapter 24 (Fuel Gas).

Accessibility 3 Rules

Egress Door

IRC R311.1; Every detached garage must have a means of egress (an exit door) from the structure.

Egress Door Dimensions

IRC R311.3.1; Minimum clear opening height of 78 inches for egress doors.

Garage Door Openers

UL 325; Automatic garage door openers must comply with UL 325 safety standards, including auto-reverse and photo-electric eye sensors.

Energy Efficiency (If Conditioned) 3 Rules

Insulation Requirements

IRC N1102 (IECC Section R402); If the detached garage is heated or cooled, wall and ceiling insulation, and fenestration U-factors and SHGC values, must meet the prescriptive requirements for Climate Zone 5 (DuPage County).

Air Sealing

IRC N1102.4.1 (IECC Section R402.4.1); The building thermal envelope shall be sealed to limit air leakage in accordance with the air barrier and insulation installation requirements.

Heating/Cooling Equipment

IRC N1103 (IECC Section R403); Mechanical systems, if installed, must comply with energy efficiency requirements for equipment sizing, controls, and duct sealing.

Required Inspections 7 Rules

Footing Inspection

IRC R109.1.1; Prior to concrete placement, after excavation and formwork, rebar/vapor retarder (if applicable) are in place.

Foundation/Slab Inspection

IRC R109.1.1; After concrete cured, prior to backfill or framing.

Rough Framing Inspection

IRC R109.1.2; After roof, wall, and floor framing are complete, and all bracing, strapping, fireblocking, and draftstopping are installed, but prior to covering. All rough electrical and rough plumbing must be complete and inspected first.

Rough Electrical Inspection

NEC 110.12; After all wiring is installed but prior to insulation or covering walls.

Rough Plumbing Inspection

Illinois Plumbing Code Section 900.200; After all piping is installed, tested (e.g., air or water test), but prior to covering walls.

Insulation Inspection (If Conditioned)

IRC R109.1.5; After insulation is installed but prior to covering.

Final Inspection

IRC R109.1.6; Upon completion of the building or structure and prior to occupancy. All systems must be operational and all finishes complete.
