Decking Material & Spacing

Decking materials shall be suitable for exterior exposure. A minimum 1/8-inch gap between decking boards is recommended for drainage. (IRC R507.2.5, R507.2.6)

Surface Drainage

Balcony surfaces shall be sloped away from the adjacent structure at a minimum of 1/4 inch per foot. (IRC R507.3)

Corrosion Protection for Fasteners

All fasteners, connectors, and hardware used in exterior balcony construction shall be of hot-dip galvanized steel, stainless steel, silicon bronze, copper, or other approved corrosion-resistant material. (IRC R317.3)

Electrical (2023 NEC) 4 Rules

Exterior Receptacles

At least one 125-volt, 15- or 20-ampere receptacle outlet shall be installed within the perimeter of a balcony, deck, or porch that is accessible from the inside of the dwelling unit and that is at least 20 sq ft in area. All such receptacles require ground-fault circuit-interrupter (GFCI) protection. (NEC 210.52(E), 210.8(A)(3))

Lighting Outlets

At least one wall switch-controlled lighting outlet shall be provided at exterior doors that provide egress. (NEC 210.70(A)(2)(b))

Wiring Methods for Wet/Damp Locations

All wiring and electrical components exposed to weather shall be listed for wet or damp locations and installed in accordance with NEC Article 300.5 and 406.9 (weatherproof enclosures).

Grounding & Bonding

All electrical systems and equipment shall be properly grounded and bonded in accordance with NEC Article 250.

Plumbing (Illinois Plumbing Code) 3 Rules

Balcony Drainage (if applicable)

For enclosed or waterproofed balconies requiring drainage, storm water systems shall be designed and installed in accordance with Illinois Plumbing Code Section 890.1340 (Storm Drainage) and 890.300 (Drainage System Installation).

Indirect Waste (if applicable)

Any indirect waste receptors or systems (e.g., condensate drains from HVAC units on balconies) shall comply with Illinois Plumbing Code Section 890.790.

Material & Installation for Exterior Drains

All plumbing materials and their installation for exterior drainage shall meet the requirements of Illinois Plumbing Code Section 890.320 (Materials) and 890.330 (Joints and Connections).
